Selling your home
A valid BER is generally needed when offering a home for sale. Check whether an existing certificate is still valid, or arrange a new assessment before marketing the property.
Tell us your estate agent’s timeline when you enquire. We’ll confirm the visit and expected certificate delivery with you.

Arrange access with the occupier or property representative, and let us know about any recent energy upgrades. After review and publication, you receive the certificate and advisory report.

Planning & completing upgrades
Talk to us before you start improving your home. We can help you understand its current energy performance, explore the improvements that could support your target rating and guide you through the BER process.
After the works, we assess your home to record its updated performance. Bring any upgrade information you have; we’ll work with you to help acquire missing specifications, installer records or a Declaration of Works.
If your assessment relates to a grant, tell us which scheme applies. We’ll explain the BER paperwork needed; grant eligibility and approval remain subject to the scheme’s rules.

If you have received a BER from AssessMyBER in the past, you receive a 50% discount on our standard price for a repeat BER: apartment €125, house up to 300 m² €150, larger house €200. These prices include VAT and the SEAI certification fee. A previous BER from another provider does not qualify.
Eligible homeowners completing certain SEAI-funded works may also receive a €50 contribution towards a post-works BER. This is a separate grant, subject to the relevant scheme’s eligibility and approval. Ask us about the paperwork.
